A "busy" heatmap in a 4,000-home community might mean almost nobody is there. We index activity per 100 homes, so you can actually compare communities of any size.

We compare peak-month to off-season activity. A community that drops 80% quiet in July is a snowbird community. A community that stays active is year-round. You need to know which you're buying.

Activity heatmaps — but normalized
Public GPS activity data shows you where people actually go. We divide it by homes to make it comparable. That's the insight nobody else provides.
A "hot" heatmap in a 4,300-home community scores lower than a "moderate" heatmap in a 60-home neighborhood. Size always matters.
Sales data as a health signal
Zillow has the data. Nobody shows it to you as a community-level story. When turnover spikes in an established neighborhood, people are trying to leave. That's a signal you need to see.
One community recently had 22 active listings in a 450-home development — nearly 3× the national baseline. That's a story the listing photos don't tell.
A family fit score that actually means something
We combine five signals — activity, seasonality, amenity use, turnover stability, and resident sentiment — into a grade. Not vibes. Not one person's review. A score with math behind it.
"Family-active A−" means: year-round, high activity relative to size, low turnover, positive family sentiment in reviews. One letter that took real work to earn.

Activity Density Index
GPS heatmap intensity divided by number of homes. The only fair way to compare a 50-home cul-de-sac to a 4,000-home master-planned community.
Annual Turnover Rate
Sales over 12 months divided by total homes. National baseline is ~5%. Anything over 10% in an established community is a flag we surface prominently.
Seasonality Pattern
Peak month activity vs. off-season activity. A community that drops 80% quiet in July is a snowbird or weekender community — even if the realtor doesn't mention it.
Financial Health Score
A blend of sale-to-list ratio, price cut rate, days on market, and price trend. When sellers start getting less than asking and cutting prices, someone's trying to leave.
Resident Sentiment
AI-processed reviews, forum posts, and community discussions — summarized into recurring themes about what it actually feels like to live there.
Family Fit Grade
All five signals combined into a letter grade (A through D) specifically for families with children under 12. Built for the buyer, not the HOA board.
